Las Brisas is a lovely modern villa it is located on the Gata Residencial Urbanisation, on the very top of Monte Pedreguer. It has spectacular views down the valley towards the sea of Denia, just a few minutes drive from the Spanish towns of Pedreguer and Gata de Gorgos. The cosmopolitan coastal resorts of Denia and Javea are just a ten to fifteen minute drive away. There are many restaurants in the area to enjoy to suit all pockets from Michelin star to menu of the day for 15 euros with wine.
This 200m2 villa was built in 2004. The rooms are on three levels, the ground floor, the mezzanine floor (8 steps up) the upper floor (again a further 8 steps up). It is finished and furnished with all you could need for a fantastic holiday. The villa also benefits from mains gas central heating perfect for that winter break in the sun.
The villa benefits from a large light and airy living/ dining room, stylishly furnished and comfortable with views over your own pool. The lounge has a real feeling of space and elegance. It has a TV with English, Spanish, German and French channels, DVD player. The all important reliable wifi.
Patio doors lead out to the lovely covered terrace with a further dining table and gas BBQ for that all important ‘al fresco dining’.<
The villa has a good sized fully fitted modern kitchen with full oven, hob and extractor fan, dishwasher, fridge freezer, microwave and all the crockery you will need. There is also a utility room complete with washing machine and ironing facilities.
The kitchen also opens on to the covered naya where you can spend your evenings dining over looking the flood light pool and enjoying a glass of wine, whilst admiring the twinkling lights of the surrounding villages and the port of Denia beyond.

The mezzanine level has two good sized bedrooms both with ample storage space, and again tastefully furnished, both with air con. One has twin beds the other a new king size bed.
On this level there is also a bathroom with bath, overhead shower and a separate toilet.
The upper level has a beautifully furnished master bedroom complete with air con, dressing area and a larger than average en-suite bathroom with large walk in shower area, vanity unit and wc, this is fully refurbished for 2022. The bedroom is a good size, is light and stylish with patio doors leading on to a private sun terrace, with fantastic views of the mountains and sea. Here, you will find a table and chairs for you to enjoy your morning coffee with the amazing view.
This villa sits in a plot of 650 sq m. It has a good size terrace above the pool and also around the pool. You will find 6 comfortable and good quality sun loungers around the pool, along with parasols.
The garden is perfectly manicured and has fruit trees so you can enjoy a lemon in your G&T fresh from the tree.
The pool is 8m x 4m with roman steps for easy access and steps at the deep end of the pool. It is perfectly maintained. There I a pool light for the evenings.
There is parking at road level for 2 cars behind large lockable gates, there is a private gate to the villa which again can be locked. There are steps down to the villa (8 from the road and 8 down to the entrance) but handrails have been installed.
All the linen is quality linen, pool towels are also provided. The linen is laundered professionally and the villa is cleaned to the highest standard. All surfaces are cleaned with anti bacterial cleaner, all soft furnishings, mattresses, pillows are sprayed with alcohol spray.
This really is a lovely villa, in a quiet and peaceful location. It is an ideal holiday location close to the large resorts of Denia and Javea but far enough away for a peaceful holiday and restful sleep.
